The most beautiful villa I ever stayed in has a big problem. It is spacious, airy with most gorgeous flowers in the garden. The service is fantastic. The view, breathtaking.

What is missing comes later.

The follow-up is an impeccable email, the perfect note asking for a review - and that's it. Nothing thereafter.

It spoke to me as another customer, not as a special, valued member of a community I would want to belong to.

This is the gap I see in luxury boutique properties across Southeast Asia. The stay is perfect. The service is perfect. What is rarely built is what happens between the stays — a sense of belonging that makes people keep coming back, again and again.

The global luxury groups solve this with a top-notch loyalty programme. It is a system that turns one guest into years of bookings and referrals. Meanwhile the independent properties start every season from zero.

Here's what I've learned from building communities across the region for years:

A guest who feels part of something comes back.
A guest who feels like a transaction does not.

So this is my advice to independent luxury properties — focus on your Brand and Community - for growth, revenue and impact.

Brand - It's the story most never tell well. The owner's vision, the sense of place, the reason the property exists and why there is no other like it. Shape the narrative and put it where your future guests actually look. Then you don't compete on price, you compete on meaning.

Community - It's the system that keeps a guest emotionally connected long after checkout. This is not a mailing list nobody opens, it is a genuine group of returning guests who feel like insiders, refer their friends, and become regulars.

The result: There are more direct bookings, higher repeat rate, more referrals, fuller seasons as well as less dependence on the platforms quietly taking their cut of every stay.

Stop losing guests you have already won.
